About Richstone
Richard Livingston founded The Richstone Corporation in 1990 as a home-building and land development company. Since then, Richstone has moved into remodeling and consulting services.
During its 25+ years, Richstone has
- Remodeled and renovated houses (including historic homes)
- Built both custom and production homes
- Developed raw land into finished building lots
- Owned, renovated, and managed rental properties
- Renovated commercial interior spaces
- Provided expert witness consulting and testimony
Richstone projects have been featured in the Baltimore Sun newspaper, Home and Design, Style, Chesapeake Home; and Baltimore magazines; and in the Creative Homeowner Book: KITCHENS: Plan-Remodel-Build.
Richard Livingston, Founder and President
Educated as an engineer with a masters degree in management, Richard Livingston, moved back east from Silicon Valley, California in 1986 to join a local real estate development and home building business. Since then, he has been an owner and manager of several small building and development entities in the Baltimore metropolitan region including Richstone, Cypress Homes of Maryland.; Chateau Enclave Inc.; Ellwood Building Company and other project specific LLCs and partnerships.
During Mr. Livingston’s tenure, these entities built more than 500 single family and multi-family residences; developed nearly 250 lots from raw land through municipal approval to improved lots and finished communities; and provided numerous additions and renovations/rehabs. A hands-on manager, he participates in key aspects of the remodeling and building process: architectural design, contract negotiation, site supervision, estimating, subcontractor management, sales and customer relations, quality control and inspections, and warranty oversight.
The Baltimore Sun has featured his gated community, The Enclave, on its Real Estate Section cover, and Chesapeake Home magazine featured a home he built, the “Cotswold Charm.”
Livingston serves as an expert consultant and witness for construction litigation cases. He provides investigation, analysis, documentation, and interrogation/deposition responses.
